Owner / Builder Program
(call for additional details)
-  Not quite enough time and/or ‘know-how’ to build your house 100% on your own?
-  On the fence regarding building it yourself or having it built?

Good news! There is a middle ground for those of you who don't want to shoulder all of the work and responsibility, but still desire the psychological and financial rewards of being intimately involved in building your home.

The "Owner/Builder program" offered by La Cresta Development will make sure a licensed contractor is there to guide you through the entire process. So, if you have the desire and want to roll up your sleeves without 100% of the risk, La Cresta Development's Owner/Builder program may be just the solution for you!

Some of the questions that are sure to arise, as you decide to build it yourself, are: Is this bid from a subcontractor reasonable? Is the workmanship satisfactory? Is the time allocated for completing this job within reason? Am I doing things in the right order? Where do I turn if any of the steps in the building process fail, delay the project or cause re-do’s? The safety net of having access to a General Contractor with La Cresta Development's Owner/Builder program will alleviate the anxiety associated with these and plenty of other questions.

The decision to build on your own or involve a general contractor is also a financial one. La Cresta Development's Owner/Builder program is monetarily less expensive, in many cases, than using a full-time general contractor ( La Cresta Development or otherwise). However, much of the work load rests on the shoulders of the owners. Don’t let anyone tell you that you can do it in “1.5 hours a day”. It is a huge commitment – one that will have huge reward to the owner who has plenty of time and knowledge to commit, but one that will be a huge burden to those doing it “part time”. The truth of the matter is ‘you cannot expect what you do not inspect’. La Cresta Development puts the time in to inspect every aspect of the job every day.

And regarding building completely on your own, industry experts also warn: “You may have heard that building yourself can result in savings of 15 to 20% of the cost of your home. However, almost all industry experts recommend looking with extreme caution at such a lofty number.”

"If you're just doing it to save money, chances are you won't. The industry will beat you up," states Tom Montgomery, President of Plan-It Consulting, a Minneapolis-based company that specializes in consulting for building companies. “Being a contractor involves duties such as gathering bids and proposals, lining up subcontractors, working with financial institutions, and developing detailed work schedules. Unless you're committed to thoroughly learning the industry and its labyrinthine ways, you may be unable to avoid the many snares and trap doors that exist.”

On the flip side using La Cresta Development's Owner/Builder program will offer you the satisfaction of overseeing and assisting in the building of your very own home. We will also be able to, if the situation calls for, transition you into a full construction program at any time in the process.

Perhaps, your most prized and personal possession… La Cresta Development through our unique Owner/Builder program or with our “Soup to Nuts” full-service contract, can make sure your house is the home you've always dreamed of!
